Sold for 100k which is "fair market value", think if everyone chipped in and we offered them 150k, they'd sell it to us? hah

oh the field that could have been... I woulda made a donation to play there

CR0M July 13th, 2011 14:09

ohhh wow!

that could have been the most epic field of all time...

crazy! 100k?????!!!? my house is worth more than all of that...

it would have made craig complex look like a day care centre

Who knows what conditions there were on that sale.

I expect there were conditions required to develop the site for an approved use.

Jimski July 13th, 2011 14:18

there HAS to be some millionnaire airsofter somewhere

smith July 13th, 2011 14:18

Oh i'm sure there's tons of regulations, requirements and maintenance costs that actually WOULD make it prohibitive to any normal group.. just saying it would have been an awesome field.

even if we did just let it fall apart :)

This --^ is more likely the case.

An airsoft "interest group" might have found a way to purchase it, but a facility of that size would require $HUGE$ to make it safe/secure for airsoft (glass/toxic chemical remediation, etc.) and for ongoing minimal maintenance. It's the ongoing $$ that would torpedo the venture for our notoriously cheap community of airsofters. You'd have to have very deep pockets or host a shit tonne of games every week just to stay out of the red ink.

Nice to dream though...

Were in the process of shutting down an oil refinery here in sarnia, and I swear it'd make a fuckin awesome field... Never gonna happen tho. :-(

Scouser July 13th, 2011 14:24

oh wow...imagine the property taxes though

Grudge July 13th, 2011 14:28

They also said "That study found that the site does have heritage significance, and company president Joe Gallipeau said by phone Monday that he will be working within specific guidelines and restrictions to make sure that significance is looked after".

Heritage buildings are a pain beyond regular costs!

My friends and I used to drive there at night to smoke pot. Such an eerie, creepy place. Just to think the whole place was built for developmentally challenged folks. Like the Canadian govt. Had this idea to build this place and send all the handicap people in Canada there. It is humungous! It was in good shape too, from what we could see on our adventures the place looked decent. And most buildings were still in use for office space and other things. Very eerie though...

Scouser July 13th, 2011 14:46

night ops there would be amazing

ANY ops woudl be amazing there..

Drake July 13th, 2011 19:43

Wow, you'd think this group would be a lot more consumer savvy...

"Buyer beware" applies to real estate as well: no one wanted to pony up more than $100k for this complex? That should be a giant red flag right there.

Conker July 13th, 2011 19:46

As the governement said, considering the maintenance and/or destruction fees, it was fair market value...

Styrak July 13th, 2011 19:47

Holy crap that's cheap.

SlowEddy July 13th, 2011 19:53

does it come with zombies?

shiftsup July 13th, 2011 20:26

$100K for a structure riddled with asbestos and nowhere near close to modern building code standards is a fair price.

Why'd you have to go and mention that? I was having such a nice day.

SHaKaL July 13th, 2011 20:52

I wonder how much it cost to heat that place in winter and how much are the taxes?
Wonder what regulations and laws you have to uphold to buy a place like that.

Drake July 13th, 2011 21:35

Maybe not that many.

You have buildings which may be abandoned and in disrepair, vandalized, etc. Lots of water infiltration, mold/fungus growth. Most likely contaminated with Asbestos (and who knows what else).

$100k is the cover charge, but it'll cost millions to make the place usable -- or even to demolish. Probably why nobody wanted it.

dutchydoc July 13th, 2011 22:08

Having been to this area last year, I can tell you it was in fine shape. It has been maintained and heated over the winter since its closing in 09. The town of SF also sold one of the two hospitals a few years back for the sum of $1. It was not in great shape however...

Between Perth and Smiths Falls, you can also find the little known about, Carp-Bunker's back-up. It closed in the late 90's, pretty much the same as the carp complex, did not have the TV studio though, but was on a much larger parcel of land. It was for sale for multiple years...however the main blast doors were removed, and "most" of the entrances sealed with cement. I believe a farmer now leases the land from the federal GVT.
